Our projects have often involved one or a combination of delivery methods including owner
representation, construction management at risk, fast track, partnering, and design-build.

To ensure project completion by the summer of 1996, the Architects recommended employing a Partnered Fast-Track Delivery System. The Owner listened. Working very closely with the Contractor, Vendors and Suppliers and maintaining full-time site representation during the construction phase resulted in the delivery
of over 750,000 sf of building construction in less than 16 months. Beneficial Occupancy took place two weeks ahead of schedule and the project was brought in budget with two Owner-directed Change Orders. Assembly Building #2 was constructed during phase 2
and was also very successful.

As FDOT's Architect, Acai worked in an Indefinite Quantity/Indefinite Delivery Contract for DOT's District Four. Acai was selected to deliver this 10,000 sf facility using a Design/Build method. The project includes a harden emergency operations center for District 4, 200- seat multi-purpose auditorium, credit union with offices, secure motor pool parking lot and a covered canopy and walkway system for employees.

ACAI is the Design Criteria Professional firm for this new, state of the art, 240,000 sf facility with the distinction of being the first project of its complexity delivered as a partnered, joint use facility on
City-owned land as part of an eighty acre master planned educational/ sports complex.

In order to meet an unusually protracted schedule, ACAI provided full Owner Representation services to
the City of Fort Lauderdale in the delivery of this
multiple-phase project. Phase 1 includes the Airport's Administration and Police Substation Building, Phase 2 includes the Air Rescue Fire Fighting and Personnel Training Facilities and the City's West Area Emergency Operations Center. Services include master planning, programming and design criteria documents and owner representation from programming through move-in.
